What an EICR is
An Electrical Installation Condition Report is the formal inspection and test of the fixed wiring, carried out to BS 7671. For private rented homes in England it is normally required at least every five years, and a current report is needed when a new tenancy starts if the last one is out of date.
Why landlords ask. If a report is missing or out of date, an insurer can question whether the electrics were being maintained. After an electrical fire or injury, that can affect a claim.

How it works
1. The EICR is carried out at the property.
2. The sticker goes on the distribution board.
3. The certificate and photos are added to that property’s page.
4. You, a tenant, a buyer or another electrician can scan it without searching email.
5. On a portfolio page, a button turns red when a report is overdue.
